113. Counsel seller on offers. Explain merits and weakness of each component of each offer.
114. Contact buyers’ agents to review buyer’s qualifications and discuss offer.
115 Fax/deliver Seller’s Disclosure to buyer’s agent or buyer upon request and prior to offer if possible.
116. Confirm buyer is pre-qualified by calling loan officer.
117. Obtain pre-qualification letter on buyer from loan officer.
118. Negotiate all offers on seller’s behalf, setting time limit for loan approval and closing date.
119. Prepare and convey any counter offers, acceptance or amendments to buyer’s agent.
120. Fax copies of contract and all addendums to closing attorney or title company.

137. Receive and review septic system report and assess any possible impact on sale.
138. Deliver copy of septic system inspection report lender and buyer.

Tracking The Loan Process
142. Confirm verifications of deposit and buyer’s employment have been returned.
143. Follow loan processing through to the underwriter.
144. Add lender and other vendors to transaction management program so agents, buyer and seller can track progress of sale.
145. Contact lender weekly to ensure processing is on track.
146. Relay final approval of buyer’s loan application to seller.

Home Inspection
147. Coordinate buyer’s professional home inspection with seller.
148. Review home inspector’s report.
149. Enter completion into transaction management tracking software program.
150. Explain seller’s responsibilities with respect to loan limits and interpret any clauses in the contract.
151. Ensure seller’s compliance with Home Inspection Clause requirements.
152. Recommend or assist seller with identifying and negotiating with trustworthy contractors to perform any required repairs.
153. Negotiate payment and oversee completion of all required repairs on seller’s behalf, if needed.

The Appraisal
154. Schedule appraisal.
155. Provide comparable sales used in market pricing to appraiser.
156. Follow-Up on appraisal.
157. Enter completion into transaction management program.
158. Assist seller in questioning appraisal report, if questions arise.

Closing Preparations And Duties
159. Contract is signed by all parties.
160. Coordinate closing process with buyer’s agent and lender.
161. Update closing forms and files.
162. Ensure all parties have all forms and information needed to close the sale.
163. Select location where closing will be held.
164. Confirm closing date and time and notify all parties.
165. Assist in solving any title problems (boundary disputes, easements, etc) or in obtaining Death Certificates.
166. Work with buyer’s agent in scheduling and conducting buyer’s final walk-through prior to closing.

173. Provide Home Owners Warranty for availability at closing.
174. Review all closing documents carefully for errors.
175. Forward closing documents to absentee seller as requested.

177. Provide earnest money deposit check from escrow account to closing agent.
178. Coordinate this closing with seller’s next purchase and resolve any timing problems.
179. Have a “no surprises” closing so that seller receives a net proceeds check at closing.
180. Refer sellers to a Realtor at their destination, if applicable.
181. Change MLS status to Sold. Enter sale date, price, selling broker and agent’s ID numbers, etc.
182. Close out listing in transaction management program.

Follow Up After Closing
183. Answer questions about filing claims with Home Owner Warranty company, if requested.
184. Attempt to clarify and resolve any conflicts about repairs if buyer is not satisfied.
185. Respond to any follow-on calls and provide any additional information required from office files.

THE BEST Stuffed Peppers Ever

My family LOVES stuffed peppers and the best thing is you can make them out of basically whatever you have on hand! BUT THESE, these are the go to Peppers in our house 😍 You will not be disappointed!

Ingredients:

6 large Bell Peppers ( I prefer a mix of orange, red and green)

1 lb Ground beef (I use elk or venison)

1⁄2 cup onion, Chopped

1/2 can tomato paste

3 fresh tomatoes, diced

1 cup rice of your choice (I prefer brown or jasmine) **Busy mom tip: I cook my rice in the instant pot the day before

1 cup water (for cooking rice)

1 teaspoon pink Himalayan sea salt

1 tbsp garlic powder

1 teaspoon Worcestershire sauce

1 cup Mexican cheese blend, Shredded

Directions:

Cut off the tops of peppers; discard seeds and membranes, chop peppers in half length wise.

Cook the whole green peppers, uncovered in boiling water for about 5 minutes; invert to drain well.

*in a separate pot put water bring to boil add rice cook until rice is soft – unless using precooked rice like I do.

In a skillet cook ground beef, onion till meat is browned and onions are tender.

Add tomatoes, paste, salt, garlic powder, Worcestershire, and rice.

if needed add more water.

add rice to beef mixture.

Stir in cheese. Stuff peppers with meat/rice mixture. Place in a baking dish or on a cookie sheet lined with foil.

Bake, covered in a 350 degree oven for 30 minutes. in the last 5 minutes add any remaining cheese to the top of the peppers.

And ENJOY! Because these are amazing!!!

Ground Beef Quinoa Bowl

Oh you guys 😍😍😍 Dinner tonight, softball night 🙃 Needed to be Fast and made up of ONLY the complete randomness that is available in my empty pantry and fridge 😳 End of Month for me and HUGE shift in Ty’s work schedule, paired with softball games = no time for groceries or cooking 🤷🏼‍♀️ so THIS beauty was born 😍….

Ground Beef Quinoa Bowl ❤️ 

You could make it with ANYTHING you have on hand, here is the exact deliciousness I created 👌🏼 

-1 lb ground elk (any ground turkey/beef would do)

  Brown meat with my no sodium taco seasoning 

– 1 bag stir fry veggies (peas, broccoli, carrots and add a diced onion)

  Grilled in dry pan and evoo until perfect

– 1-2 sweet potatoes diced and THIS is the MOST important trick I think I learned tonight! Do you love sweet potatoes or yams? Me to 😍 but when it is hot I hate using my oven to grill them! So here’s what I did and it worked perfect 👌🏼

  • – dice 1 or 2 sweet potatoes
  • – throw in a micro safe bowl
  • – toss in 1 tbsp evoo
  • – cover
  • – micro 2 minutes
  • – stir
  • – micro 1 more minute or until softening
  • – dump them into your frying pan and add 1/2 more tbsp more evoo, dash of pink Himalayan sea salt and any other salt free seasoning you like 😉
  • – cook over medium high heat, flipping and stirring regularly, until browned and crispy 🙌🏼🙌🏼 Literally the best and fastest “grilled” sweet potatoes EVER!

– 1 cup organic quinoa

  Bring to a boil in 2 cups water and add 1 tsp “better than boullion” chicken flavor, cover and reduce to simmer for 15 minutes and fluff with fork

– diced tomato

– diced sweet baby peppers

– diced avocado

– diced red onion
Add all the toppings to a bowl and mix up, I added a little salsa too! Sooo yummy and a perfect FAST weeknight meal and you really could use whatever you have on hand 😘 

Clean and Healthy Crepes

These are sooo good you’d never guess they were totally good for you!
Ingredients: 5 eggs, beaten

1/2 cup blanched almond flour

1/2 lemon, juice

1/4 tsp vanilla extract

1 packet truvia OR your choice sweetener)- optional

Topping’s of your choice
*If you don’t want a sweet crepe, discard the sweetener.
Makes 6 crepes

~ Mix all ingredients together

~ Heat skillet over medium heat. spray with non-stick

~Pour just a little batter onto skillet and tilt skillet around so that it covers the whole bottom (should be a very very very thin layer)

~ Cook about 1-2 minutes or until you see top starting to dry out. Then carefully flip and cook for about 30 seconds.

~ Stuff, roll, and top with your choice of goodness!!
My favorite thing to fill them with is fresh cut strawberries mixed in fresh lime juice, a sprinkle of stevia and fresh mint leaves 😍

Makeup Free Monday – Take that Anxiety!

**⚠️ Raw Post** Makeup free Monday! Before I embarked on this journey to self love and a healthier happier version of me YOU WOULD NOT catch me without mascara on, usually foundation and gloss too BARE MINIMUM… most days it was full face makeup from morning to night, it was so important to me to not be seen without my makeup that I would do it while driving even 😱 or before I would get out of bed when staying with friends or with house guests, before leaving the tent in the morning while camping…I didn’t want anyone to actually see ME. Now don’t get me wrong, I still LOVE makeup and using it and getting all dolled up, probably more than the next gal 😉 BUT I wasn’t using it to get “dolled up” or even to get ready for the day…I was using it as a mask, to cover years of acne, internal anxiety and depression and a whole heck of a lot of self doubt and loathing. My plan was to present a put together sunny face so people wouldn’t be tempted to look too much deeper and see all the jagged, broken, not so pretty pieces inside 💔 And it was working pretty well at keeping people at bay, even the people closest to me had no idea what I was struggling with, and for some of them this may be the first time they learn of it. But anxiety and depression had their claws in me and there were days I wouldn’t even look in mirrors, I literally would brag about being able to do my makeup without looking in a mirror but the only reason I knew how to do that was because I hated looking at myself so much that I would refuse to do it, but I wasn’t willing to sacrifice my “mask” of makeup so I learned how to do it without my reflection, because I couldn’t trust my refection, it had led me astray before and I just knew it was lying to me every time I thought I looked okay or had a semi-positive thought about myself.
There are so many reasons I thought I was broken, unworthy, “ugly” and most of them start from my earliest memories of being teased at school and have been “compound fractures” of my self esteem through years of anxiety and people pleasing… BTW if you haven’t figured it out yet, you can’t find self worth in pleasing others 😉 If someone could have shared that with me 20 years ago my journey would look a lot different. Self worth comes from exactly where it says it does, yourself! And you get there by working on YOU not by pleasing others, over achieving or “looking” put together. You get there by shining light on the broken, dark and HARD as fuck to look at crap in your baggage and calling it out and taking its power away! You get there by finding a way to love yourself in spite of and even in thanks to, your struggles and pain. You get there by recognizing you want more for yourself and being willing to work hard to get it! These are not easy things, and in some cases they feel downright impossible BUT I promise you that once you decide you are worth it, once YOU DECIDE to find a way to work towards healing your wounds, once YOU DECIDE to own all your pieces, broken or whole, YOU HAVE THE POWER TO BE YOUR TRUE SELF and that true self is beautiful with broken edges that have been soldered back together and jagged pieces that are sharp but stunning when the sunlight hits them, like a stained glass window made of a thousand tiny pieces all different shapes and sizes, imagine if you blacked out and covered half the picture, you would be depriving people of its true beauty! That is YOU, a thousand shapes and colors and sizes and when you let the light shine into all of them you are a stunning piece of art worthy of affection and love and don’t deprive the world of your unique beauty!
So today is makeup free Monday in my house and I am stepping out and sharing my bare skin, no mascara, no mask…just me because anxiety and depression are some of my jagged pieces but I’m taking back the power and shining the light on them and honestly, when I started this “weight loss journey” I never would have imagined the biggest transformation would be in my mind… I don’t hate my reflection, I actually am pretty proud of who I am and even what I look like, and those are words I NEVER thought I would speak, let alone without makeup on 😉 So don’t let the world break you down and tell you how to look and feel, own your pain, your struggles and your demons because they are part of your story, they are part of you, and you are enough, you are amazing, and you deserve your very best life…don’t waste this short time we have hiding who you are, step into the light and be unapologetically YOU, life is too short to live it trying to meet someone else’s standards. Don’t waste your precious time, spend it learning to love yourself for all that you are and go after all that you want for yourself because you can be and do anything when you are wholeheartedly yourself ❤❤❤❤
